N/B: **Bank Buy offs for mortgages will be facilitated at 100% based on above qualifications depending on the sub type of the loan being bought off as per above features.

** Incremental housing: This is where the construction is done in phases depending on ability to pay and stages. Member can be financed for the specific section of the house that is pending.

APPLICATION REQUIREMENTS

  1. Duly filled loan application form
  2. Current certified pay-slips/ 6 Months certified bank statements, Copy of ID
  3. Copy of signed sale agreement between the borrower and vendor to be submitted to the Sacco Most current copy of title deed.
  4. The borrower must have clear and proven source of repayment – already existing income streams that are sufficient to meet expected repayment.
  5. Security to be by way of first legal charge on the property being financed and/or another property by legal firm on the Sacco panel
  6. Loan secured by the plot 30% and house structure 70% (For construction mortgages)
  7. Property to be valued by a valuer on the Sacco’s panel
  8. Profile of the contractor.
  9. Approved architectural and structural drawings of the proposed project.
  10. Evidence of up to date land, rent & rates payment (i.e. receipts where applicable)
  11. Original Bills of Quantities prepared by a registered quantity Surveyor
  12. Project Implementation Schedule (Contractor’s work plan) detailing all activities and scheduled time frames.
  13. Building contract agreement between borrower and contractor.

How to apply for a loan at Kimisitu Sacco and documents required

Must I have guarantors when applying for a loan?

All loans granted by the society must be guaranteed. Loans below a 1,000,000 can be guaranteed by 1 guarantor of the society and loans above 1,000,000 ought to be guaranteed  by at least three members of the society. Guarantors’ and applicants shares MUST be equal to or more than the loan applied for. In special cases when loan is less/equal to shares one could self guarantee up to 95 percent of their free deposits but have to state in writing and will need to be approved by full committee.  

How much loan can I qualify for?

The maximum loan amount a member can be given at any one time is three times the member’s savings subject to a maximum of Kshs 30 million less any outstanding loan balance. A member must take home at least a third of his/her pay after all deductions.

Can I apply for more than one loan?

A member is allowed to take all the loan products on offer so long as total loans repayments do not exceed two thirds of the member’s salary and three times the member’s savings. However, a member cannot apply for the same loan facility that they are servicing unless they clear it, that is, if a member has a current running Normal Development he/she is not eligible to apply for another normal development until he/she clears the loan balance to enjoy the same facility.

Can I apply for a top up of an existing loan?

A member with an existing emergency loan is allowed to apply for a new emergency loan from which the society will recover the balance of the existing loan and give the member difference subject to maximum of Kshs 500, 000.

What is the interest Charged on Loans?

All loans except Premier Loan, Mega Loan, Dividend Discount, and Car Loan, attract an interest of 1% on reducing balance. Insurance Loan does not attract any interest.

How long does it take for one to get a loan?

The turn around time is between 3 and 7 working days with an exception of emergency, instant and education loans that take a maximum of 12 working hours. 

What do I need to do when withdrawing from the society?

When Am I eligible for a loan?

After being a member for at least six months and have contributed for a minimum of kshs.18, 000 with an exception of Karibu loan whereby members qualify after 3 months of contribution to a maximum of Ksh. 100,000

Can I boost my deposits and take a loan immediately?

Yes, You can boost your deposits by 100 percent of your deposits to a maximum of ksh. 500,00 and apply for a loan immediately
