A 3 bedroom flat roof house in Kenya costs Ksh 2 million to Ksh 3.5 million depending on location and cost of materials. Flat roof house is cheaper than the normal roof house. If you are building a flat roof house in Nairobi, the cost of 3 bedroom will be Ksh 3.5 million to Ksh 4 million.

One of my friends build a beautiful 3 bedroom house at Kenyatta Road Nairobi. I watched him build from scratch and the total cost was Ksh 3.7 million. The house is magnificent.

Labour for the entire house is Ksh 500,000 to Ksh 800, 000.Foundation, roofing and finishing will costs Ksh 1.5 million to Ksh 2 million. You will spend Ksh 500,000 to Ksh1 million to buy building materials and house plan.

Building a 3 bedroom flat roof will save you Ksh300,000 to Ksh 500,000 as compared to building a house with a normal roof.The only disadvantage is that the flat roof does not collect rain water. The roof may also be weak and difficult to replace if it was not constructed well.
