Eldoret is one of the cities in Kenya. There are over 20 estates to live and below we list some of the best estates to live in Eldoret.

Here is a list of all estates in Eldoret in no particular order.

Elgon View

This is where the rich live in Eldoret. You can buy land here or rent a house. Rent for a house costs upwards of Ksh18,000. If you need a 2 bedroom house,your budget should be Ksh 30,000 to Ksh45,000 per month.

Pioneer estate

It is a middle-class estate with readily available rental houses. One-bedroom houses range between Ksh 7,000 and Ksh 15 000. For a two-bedroom house, you will have to part with around 10,000- 20,000 Kenyan shillings. It is also one of the safest estates in Eldoret.

Kapsoya

It is one of the oldest estates in Eldoret. Majority of residents here are middle-income earners. Houses here are much affordable to the low-income earners. It is also one of the few estates in Eldoret dotted by many shopping outlets. The major challenge that residents here face is power interruptions and water shortage.

West Indies

The estate was originally occupied by Indians who owned business premises in Eldoret. It is an estate associated with the upper middle class. The estate is located near the Central Business District, around 5 minutes drive. A one bedroom house ranges between 10,000 to 15,000 shillings, while a two-bedroom ranges between 15,000 to 25,000 Kenyan shillings.

Langas

It is a low-income estate located on the outskirts of Eldoret town. Insecurity is a major problem in Langas due to the high level of unemployed youth who reside in this estate. Poor sanitation is the other major challenge that dots this estate.

Mwanzo estate

It is a lower-middle-class estate that is highly congested, due to the readily available and cheap housing units. Poor drainage and insecurity are among the major challenges of this estate.

Action estate

It is a developing estate that is located near the Central Business District, around a 20 minutes walk. Houses are readily available and affordable. 0ne bedroom houses range between 6,000 to 10,000, while two bedrooms range between 10,000 to 20,000 shillings. The major challenge associated with this estate is the poor roads that are a nuisance during the rainy seasons.

Huruma estate

It is a low-income estate in Eldoret, with many informal settlements. Insecurity is a major issue in this estate. Another major challenge that residents face here is poor drainage and sanitation that posses a greater risk in terms of health.

Kamukunji estate

Kamukunji is also one of the slums located in  Eldoret, with many informal settlements. Insecurity is a key threat here. The estate is associated with poor drainage and sanitation which is a major health hazard.

Racecourse

Racecourse Estate is a new neighborhood that caters to the who-is-who, top business persons, and politicians in Eldoret. Like Elgon View Estate, it mainly consists of Mansions and Luxurious homes. Property prices here cost tens of millions of Kenyan Shillings (land).

Racecourse neighborhood is an extension of the Upper Elgon View estate and mushroomed to meet the demand for high-end housing units in Eldoret City.

Properties here sit on ¼ and one-acre pieces, with huge gates and walled or well-manicured fences. The road network is great, but there’s no public transportation – most residents drive their own vehicles.

There’s also a non-existent shopping center—the residents of Racecourse Estate shop in Eldoret’s Malls and shopping complexes.

Rental property in Racecourse Estate in Eldoret costs between Ksh. 25.000 and Ksh. 150,000 for a compound housing unit on a one-acre plot of land.

Racecourse Estate is located along Eldoret—Kapsabet Road on the east and right next to the Elgon View neighborhood at Eldoret Show Ground.

Kapsoya Estate

Kapsoya Estate is a middle-class estate in Eldoret. It’s located along Eldoret-Malaba Road, Lulumba Avenue, branching into Elgeyo Road just after Kapsoya Centre. It is approximately 5.0 km from Eldoret town. Using the fastest route from Eldoret CBD might take you 13 minutes. 

It’s a controlled development with one, two, and three-bedroom apartments, respectively (detached servant quarters). The estate is well mapped and segmented into neat streets, with all houses allocated on a 1/8th piece of land.

Kapsoya Estate Eldoret has hospitals, churches, hotels, restaurants, and a mall in proximity, making living there uncomplicated.  

PS: If you are looking for a place to stay with reliable security, this is the place to go.

Rent varies from Ksh.8,000 to Ksh.25,000 for two bedrooms, Ksh.8000 to Ksh.12000 for one bedroom, and Ksh.25,000 to Ksh.30,000 for a three-bedroom.

Kapsoya estate is situated within a 13-minute drive from Eldoret CBD.

Location: Eldoret-Malaba Road, Lulumba Avenue, branching into Elgeyo Road, Kapsoya Centre.

Unity Homes Eldoret

Everyone knows Unity Homes in Eldoret. It’s one of the most organized (controlled gated community) housing developments in Eldoret City, developed to meet the needs of the city’s growing middle class. 

Unity Homes’ housing units were all developed by one contractor, so most of the units have similar designs. The homes are a mix of two- and three-bedroom units with tasteful modern finishes. 

Due to their aesthetically pleasing design and high rental costs, most Unity Homes units are either inhibited by their owners or guests from being used as furnished apartments or Airbnbs. 

Unity Homes is a walled development with a single entry. Security is tight, and every guest needs to check in at the gate. The neighborhood is independent and has a good road network and playgrounds for children.

Unity Homes in Eldoret rents units for between Ksh. 35,000 and Ksh. 50,000 per month, depending on the size and land allocation (zone). Furnished apartment costs range between Ksh. 3,000 and Ksh. 5,000 per day. 

Unity Homes in Eldoret is located along Eldoret – Kapsabet Road, next to the Bypass Flyover. 

West Indies Estate

West Indies Estate is one of the oldest estates in Eldoret, dominated by middle and upper-middle-class citizens.it is located near the Central Business District, around 5 minutes drive.

It’s popular with Kenyan citizens of Asian descent due to its proximity to a Temple and businesses nearby. Property in West Indies Eldoret is segmented into ¼ and ½ pieces of land. 

They have a constant supply of water and electricity and are dependent on public transport. They offer low-cost rental houses, county council houses, and ample security. One can acquire a two-bedroom for Ksh.18,000 to Ksh.25,000 and a one-bedroom for Ksh.10,000 to Ksh.16,000.

West Indies Estate is a 5minutes away from Eldoret CBD (drive).

Location: Along Uganda Road (opposite Paul’s Bakery).

Annex Estate

Annex Estate is a developing estate in Eldoret. Over the years, this neighborhood has grown so much that it borders Lower-Elgon View Estate, Jamboni, and Royalton neighborhoods. 

Annex estate is popular with entry to middle-level corporates, teaching staff, and students from Moi University School of Law. There’s plenty of housing in the neighborhood, from bedsitters to three-bedroom apartments.

PS: Annex Estate is undeniably one of the best estates in Eldoret City. There’s also a dedicated tarmac footpath for pedestrians to use to go to the Central Business District.

Annex has affordable housing, plenty of schools, and a lot of businesses that have helped the estate grow. The rental costs range from Ksh. 8,000-Ksh. 20,000 9one and two-bedroom apartments). Annex Estate is located within 11 minutes from Eldoret CBD.

Location:  Along Eldoret-Nairobi Highway, approximately 6 km from Eldoret Town. 

Oasis (Royalton)

Oasis, like Jamboni and Barakaland neighborhoods, mushroomed as a result of demand for housing around the then-developing Annex Estate, a housing estate along the Eldoret—Nakuru Highway.

Royalton Estate is an extension of the Racecourse and Elgon View neighborhoods in Eldoret. It’s one of the best estates in Eldoret for people who enjoy quiet environments with a little greenery. The road network is an all-weather Murram road with good drainage. 

Most residents in Royalton Estates own their homes outright. There are very few rental accommodation units, and they mainly consist of modern two-bedroom apartments. 

Royalton Estate doesn’t have a vibrant shopping center or market. Most residents utilize the Annex Shopping Center or Malls in Elgon View Estate for their housing supplies. 

A one-bedroom apartment in Oasis (Royalton) costs on average Ksh. 10,000, while a two-bedroom house costs Ksh. 18,000 – Ksh. 20,000. The housing units here are modern and luxurious. 

Royalton Estate is located along the Eldoret- Nakuru highway right after the Jamboni neighborhood (next to Royalton Hotel). It is 25 minutes from Eldoret CBD (driving).

Kapseret

Kapseret could be the new Elgon View in a few years. It’s a new development on previously farmland that has slowly become a residential area due to the demand for accommodation. 

The properties in the Kapseret neighborhood are huge, ¼, 1 acre, and larger. Most residents in Eldoret living in the Kapseret estate own their homes and do not rent. A few apartment complexes are mushrooming, but they are far and in between. 

Rental properties in the Kapseret neighborhood in Eldoret cost between Ksh. 5,000 and Ksh. 20,000 for a studio and three-bedroom house. Yes, it’s possible to get a three-bedroom house (own compound) here because it is away from the central business district and all-weather roads. 

Kapseret Estate is 25 minutes from Eldoret Central Business District (drive). 

Location: Along Kisumu -Kapsabet Road. 

Teleview Estate

Teleview Estate is a new development along the Eldoret – Kapsabet highway that mushroomed due to an increased demand for housing in Pioneer Estate in Eldoret.

Teleview Estate is one of the best estates in Eldoret for working-class residents of Uasin Gishu. It mainly consists of high-rise apartments, most of which are two-bedroom apartments. The housing units here have modern accents and are designed to house young, modern families. 

Teleview Estate is close to Eldoret CBD, about 15 minutes (driving), and as such, has very many social amenities, including hospitals, good schools, and shopping centers. It also sits in the nightlife district of Eldoret, which has several restaurants and nightclubs around the area. 

The housing rent costs here are higher than those of other new neighborhoods in Eldoret, thanks to the tastefully designed homes. The rent cost for a one-bedroom house is Ksh. 15,000 and Ksh. 25,000 for a two-bedroom house. Most housing units are apartment complexes with gated security. 

Teleview Estate is located along Eldoret – Kapsabet road (right after Hill School). 

Jamboni

Jamboni Estate is a new neighborhood in Eldoret. It’s an extension of Annex Estate and mushroomed due to increased demand for accommodation in the Annex neighborhood. 

Like its close neighbor, Jamboni mainly consists of college students, university staff, and first-time renters (young people starting out). Therefore, the majority of houses here are bedsitters, one- and two-bedroom houses.

Jamboni is a convenient neighborhood for anyone looking to live in Eldoret. Thanks to its proximity to Annex and Elgon View, it has a good road network. It’s also generally on the main highway to Nakuru, so there’s plenty of affordable transport to pick up from town. 

It’s also close to Annex Market, which offers convenience for shopping greens. Jamboni is a safe neighborhood in Eldoret. 

The rent in Jamboni estate is quite affordable, ranging from Ksh. 5,000 to Ksh. 15,000 for a studio and two-bedroom house, respectively. 

Jamboni Estate is located along Eldoret – Nakuru Highway, Sirikwa Pentecostal Church. It’s 20 minutes away from Eldoret CBD (driving). 

Kimumu Estate

Kimumu Estate is a developing estate in Eldoret. It’s one of the best places for people looking to buy high-value properties within Uasin Gishu district and Eldoret City. Most inhabitants in Kimumu own their property, and it’s mostly divided into ¼ acre pieces.

Lately, due to the demand for accommodation, some properties have been divided into ⅛ pieces. Due to its upcoming status, Kimumu’s road infrastructure in roads) is still poor, and residents with low-clearance vehicles are hesitant to live here. 

Kimumu has affordable housing and lots of businesses, and it is within a short distance from Eldoret Central Business District, which contributes a lot to its growth. The rental costs here are Ksh. 6,000-Ksh. 10,000, for one bedroom, Ksh. 10,000-Ksh. 20,000, for 2-bedrooms. 

Location:  Along Iten Road.

Kipkorgot Estate

Kipkorgot estate is a recent development that has rapidly developed into a full-blown estate in Eldoret City. It’s one of the best Estates in Eldoret for people starting out or for those looking for smaller accommodations like a bedsitter and one-bedroom house. 

Kipkorgot is a planned housing estate segmented into streets and courts. It initially started as a housing scheme attracting land buyers for individual homes. Still, over the years, the rental market and demand have increased thanks to the number of newly developing housing units for rent.

The rental market boomed thanks to students from Rift Valley Technical Training College (RVTTI) looking for affordable student accommodation out of town. Most rental properties here are bedsitters and one-bedroom houses, but there’s also an influx of two- and three-bedroom houses, which are mainly occupied by title owners. 

Kipkotgot has an active shopping center, complete with a greens market. Transport costs are generally cheap for students. 

Kipkorgot Estate is located along Eldoret – Kaptagat – Eldama Ravine Road, 25 minutes from Eldoret CBD. 

Barakaland

Barakaland is a new neighborhood in Eldoret that mushroomed due to an increased need for accommodation in Nairobi. Barakaland is actually a real estate company, and the name came about because the land agency was selling a huge parcel of land (now Barakaland Estate) to opportunistic individual developers. 

Barakaland, like Jamboni, is a large parcel of land next to the Eldoret—Nakuru highway. As such, there are several Nissan matatus for residents to choose from, even though it’s quite a distance from Eldoret CBD (25 minutes drive). 

Barakaland is on the outskirts of Eldoret and enjoys affordable rent and living standards. The average cost of a studio and two-bedroom house is between Ksh 4,000 and Ksh 10,000. Most residents of Jamboni own their homes outright. The most common type of accommodation is a single room (Ksh. 3,000) and one-bedroom houses (Ksh. 6,000 -Ksh. 8,000). 

Barakaland is located along the Eldoret – Nakuru Highway, right after Outspan Estate. 

The rent prices in Kipkorgot range between Ksh. 4,000 and Ksh. 8,500 for a studio apartment and a one-bedroom house. 

Langas Estate

Langas Estate is one of the premier estates in Eldoret. It’s popular among students and the ‘hustler’ community in Eldoret town. It is within close proximity to colleges and universities, making it a haven for campus kids. 

Langas has long had a bad reputation for sanitation and security issues. But the county government has been working on restoring this old neighborhood to its original glory. 

The rental properties in Langas Estate are quite affordable. A single-room apartment and a two-bedroom house cost Ksh. 3500-Ksh. 18,000, respectively.

PS: Langas is a generally safe community. However, it’s advisable to conduct some research about the location where you wish to live with an experienced realtor or a local resident. 

Location: Along Plateau Road, approximately 4.9 km from Eldoret CBD, 

Huruma Estate

Huruma Estate is an older estate in Eldoret City. It is situated along Eldoret-Malaba Road, close to the central business district. 

Due to its segmentation and mapping, it is popular with factory workers and small to medium business owners.

PS: Most of the rental units in Huruma estates are older since the neighborhood is quite old. It’s also important to check with a realtor or local for a safe region within this neighborhood, even though it’s generally considered safe. 

Huruma Estate has affordable public transport and social facilities like schools, markets, and churches. The rental cost is Ksh. 3,500-Ksh.8,000. However, the estate has poor sanitation and drainage issues, which pose a danger to the residents. 

Location:  Eldoret-Malaba Road near City Center, within 10 minutes from Eldoret CBD.

Boma Estate

Boma Estate, or Airstrip neighborhood, is a new and rapidly expanding neighborhood in Eldoret. Don’t get me wrong—the Boma neighborhood isn’t associated in any way with the Boma Hotel in Eldoret—if anything, they are not in the same location.

Boma Estate is located on top of a hill along Kiplombe Road, right after Eldoret Water Company and Eldoret’s main slaughterhouse. It got its name because its grounds were originally used by traders looking to sell their cattle to the slaughterhouse right below the hill.

Due to its location above a hill, residents of the Boma neighborhood get an amazing view of Eldoret town right from their balconies. The neighborhood also has an amazing view of the popular Kipchoge Stadium—and football matches can be viewed right from the estate. 

PS: The Boma neighborhood is still growing, and due to that, there are very few decent vacant houses available for rent. Fortunately, many exciting developments are underway, and in the next year or so – there will be a bounty of houses for rent. 

Rental prices are quite affordable and range between Ksh. 5,000 and Ksh. 20,000 (studio and two-bedroom house). 

Boma Neighborhood is very close to the Central Business District. It’s approximately 10 minutes from the city center (walking). 

Location: Along Kiplombe Road (close to Eldoret Water Company and Coca-Cola Company). 

Subaru Estate

Forget what the name means, but you probably never see a Subaru car living in Subaru Estate because it’s a neighborhood popular with college students. I am not sure how the name came to be, but we reckon someone must have loved the Japanese automobile.

Subaru neighborhood boarders, Boma Estate. Sometimes, residents confuse the two neighborhoods. It’s still a developing neighborhood that stretches along Iten Road and the Eldoret Airstrip. 

Studio and one-bedroom rental houses are the most popular options at Subaru Estate. They cost between Ksh. 5,000 and Ksh. 8,000, respectively. Since it’s located along the Iten Highway, the Subaru neighborhood is generally safe to live in. It’s also close to Eldoret CBD (a 20-minute walk).
