How many single rooms can fit in a 50 by 100 plot in Kenya

In a 50 by 100 plot, you will build 12 to 16 single rooms in Kenya. The number of single rooms depend on size and other structures within the compound. Of course those single rooms need toilets, common water taps and a path where the tenants pass.

The best pattern to build the rooms is to build 6-8 rooms each side which will be adjacent to each other. Each of the 6-10 rooms will share a latrine. You will then leave a path in between the adjacent single rooms where people pass to their homes.

The single rooms will have a joint gate. They will also be supplied with water. The water should not be in the house, but outside where they share 2-3 taps.

 To build a single room in Kenya will cost you Ksh 200,000 to Ksh 400,000 depending on the quality of materials used. To build 12 single rooms, you will spend on average Ksh 2 million. Each single room will generate income of Ksh 2,000 to Ksh 4,000 per month. For 12 single rooms, you will earn Ksh 30,000 monthly on average.

You will have to employ an agent or caretaker to manage the rooms, pay them a percentage of the collected rent. The commission range between 10% and 25%.

One thing you should know is that bedsitters are always more profitable than single rooms. Instead of building 12 single rooms, build 8 spacious bedsitters and charge Ksh 7,000 each. Most people don’t want to share a latrine, they don’t want to share water taps—which is why they prefer bedsitters over single rooms.
