In Nairobi, middle class are individuals earning Ksh 70,000 to Ksh 300,000 per month. These are people comfortably paying rent of Ksh 15,000 to Ksh 100,000 monthly.

- South B
South B is located along Mombasa Road and it’s a decent estate. Apartments here are magnificent with spacious rooms. In South B the monthly rent range between Ksh 20,000 and Ksh 50,000 for one bedroom. If you want to live in a 2 bedroom house, you will part with Ksh 40,000 to Ksh 70,000 monthly.
Most houses in South B contain 1,2 and 3 bedrooms. Single rooms and bedsitters are few.

- Langata
Another good estate for middle class in Nairobi is Langata.The likes of Eric Omondi and many other celebrities live in this estate. With a salary of Ksh 100k to Ksh 300k, you will get a decent house with own compound. Monthly rent range between Ksh30, 000 and Ksh 75,000 for a two bedroom house. A three bedroom house will go for Ksh 40,000 to Ksh 90,000 per month.
Langata estate is surrounded with good schools, it’s ideal for people with school going children.
- Nairobi West
Nairobi West is next to Nyayo National Stadium. It’s the best estate for middle income earners working at Upper Hill, Mombasa Road or CBD.The estate has reasonably cheap apartments with plenty of water and good security. With Ksh 30, 000, you will get a 2 bedroom specious house to occupy.
Nairobi West is not for bedsitter and single room people because such houses are few,or simply not available. It’s also not the best place to start life in Nairobi with a salary of below 100k.
- Donholm
In Donholm and Greenspan there are good houses for middle class people. You will be surprised that there are MPs living in the estate. The rent is between Ksh 30 and Ksh 80,000 per month. Most of the houses in Donholm have servant quarters. A house with servant quarter will go for Ksh 50,000.You can rent the servant quarter for Ksh 15k per month.
- Buruburu
Buruburu is one of the best middle class estates in Nairobi.The likes of Raila used to live here.Currently,even Bahati and other celebrities live in Buruburu.
Though most houses were built long time ago,they are in perfect condition. You will get a one bedroom house at Ksh 20,000.Rent for bedroom houses range between Ksh 30,000 and Ksh 50,000.
Buruburu is not far from Nairobi CBD,you will take less than 15 minutes using a matatu.
- Kilimani
Kilimani is ideal for people earning over Ksh 200k per month. Here rent cannot favour people earning Ksh 100k.
The good thing is that there are new bedsitters coming up in Kilimani which can be occupied by people without families.
Rent in Kilimani is upwards of Ksh 40,000 per month. Some apartments charge Ksh 120,000 per month for a three bedroom house.
If your interest is in 2 bedroom house, you will get one for Ksh 60,000.
- Hurlingham
Hurlingham is also another decent estate for middle income earners. Here you will get houses going for Ksh 40,000 per month. Most of the apartments have one, two and three bedroom houses. A two bedroom house goes for Ksh 70,000 to Ksh 120,000.
In Hurlingham it’s hard to find a single room or bedsitters.
- Westlands
In Westlands,you will get many suitable houses for middle income earners. There are even estates for low income earners, like Kangemi.Westlands and Kabete are the ideal places for those earning over Ksh200k per month. You will be impressed by the apartments in these estates. In a month, prepare to pay rent of Ksh 40,000 to Ksh100k.

- Kasarani
Kasarani is emerging as one of the most favourite estates for the youth who have made money.It’s a place for people working online.There are new apartments here going for Ksh 15,000 to Ksh 30,000 per month.The ideal monthly salary for residents of Kasarani is Ksh 80,000 to Ksh 200,000.
- Kahawa Sukari and Ruiru
Kahawa Sukari and Ruiru are near to each other,they are among the cheapest middle income estates. Rent for houses is Ksh 20,000 to Ksh 40,000 per month.
If your monthly salary is Ksh 100k toKsh150k,look for houses in these two estates.
These estates are ideal for people working along Thika Road,Westlands or Nairobi CBD.
- Imara Daima
Imara Daima has one of the busiest malls in Nairobi,the Imaara Mall. The estate is beautiful with decent houses. Unlike in Pipeline where apartments contain up to 10 floors without lifts,in Imara Daima it’s hard to find an apartment with more than 5 floors.
Cheap houses are available in this estate,you will get a one bedroom house for Ksh 18,000 to Ksh 30,000.
- Ngong
Ngong is not densely populated. It’s one of the estates with fresh air and conducive environment. If you want to live away from noise pollution and congestion, look for a house in Ngong.There are apartments going for less than Ksh 20,000 per month.
- Rongai
Rongai has a mixture of high, medium and middle income earners. This is an estate for people who don’t mind mixing up with other classes. For middle income earners, there are nice apartments going for Ksh 20,000 to Ksh 40,000 per month.
To live comfortably in Rongai you need your own car.
- Kitengela
Another estate with every class is Kitengela.It has cheapest middle class houses. In Kitengela most people live in their own compound…but there are houses for those who would like to rent.
- Utawala
If you want to live in a village-like estate, move to Utawala.There are plenty of plots being sold for people who are ready to settle. There are also cheap apartments for middle class people.Utawala has houses going for as little as Ksh 6,000 per month.
- Kileleshwa
Kilelesha is ideal estate for middle income earners who are almost becoming high income earners. You will be paying rent of Ksh 50,000 to Ksh 150,000 per month.There are very beautiful apartments in Kileleshwa with excellent drainage system.Kileleshwa has a sizeable population of high income earners.
