I purchased iron sheets for my 4 bedroom house for Ksh544, 000.Saj Ceramics sold me the tiles for Ksh 500,000.
To avoid wastage of resources, make sure you have a reliable person who purchases the items for the fundi. Don’t allow the fundi to buy materials—they work is strictly to construct the house.
If you have enough money to build a 4 bedroom house, it will take you 4 months to 1 year to complete one.
There are people who build a 4 bedroom house for less than Ksh3 million.But they mostly use low quality material.Some of them buy iron sheets from little known companies.I have seen majority of them dismantling the roof to replace the faded iron sheets with MRM mambati.
Some of them go for cheap labour,they don’t even get a plan for the house. They go for local fundi who charge as low as Ksh300,000 to construct the entire house.
But those who want long lasting house go for quality materials.
